Reading the ground you have
Before changing anything, spend a year understanding what's there. It's the cheapest and most-skipped step.
Watch where water goes in heavy rain, because that tells you more in an hour than a map does in a year: where it pools, where it runs, where it cuts, where it leaves the property. Note which areas dry first and which stay wet, where frost sits, where wind hits and where it's sheltered.
Look at what's growing without being planted. Plant communities are a readout of soil, moisture, pH and history, and an experienced eye reads compaction, waterlogging and past disturbance directly from what's colonising.
Dig holes. A spade in several places tells you topsoil depth, structure, where roots stop, whether there's a compaction layer, and how the profile changes across the property. Nothing else gives that information as fast.
Then find out what happened here before. Old aerial images, neighbours, and the previous owner explain a great deal about why an area behaves the way it does.

Soil, which is the account balance
Soil is built slowly by biology and lost quickly by physics, and the asymmetry is the whole management problem.
It's lost to wind and water off bare ground, to compaction that destroys the structure water and roots move through, to cultivation that burns organic matter, and to exporting more nutrient than comes back. Every one of those is a management choice.
It's built by keeping ground covered, by growing deep-rooted plants that put carbon down, by returning organic matter, and by disturbing it less. Living roots in the ground for as much of the year as possible does more than almost anything else.
Cover is the single highest-value habit. Bare soil is soil in the process of leaving, whether by rain impact breaking the surface, by wind, or by drying and oxidising. Living cover, mulch or crop residue costs little and stops most of it.

Water across a landscape
Water is the agent of most land damage and most land repair, and the question is always how fast it's moving.
Fast water erodes, carries soil away and leaves before it can soak in. Slow water infiltrates, recharges groundwater and grows things. Almost every traditional land repair technique, contour banks, swales, terracing, check dams, keyline patterns, does the same thing: it slows water down and spreads it out.
Erosion announces itself in stages, and reading them early is the skill. Sheet erosion removes a layer evenly and is nearly invisible until subsoil starts showing. Rills are small channels that a cultivation pass hides and that come back. Gullies are the advanced stage, expensive and difficult to stop.
Trees and deep-rooted perennials do a disproportionate amount of this work, holding soil, opening channels for water to enter, lifting moisture, and moderating everything around them.
⚠ Altering water flow is regulated in most places, and it affects neighbours downstream as well as you. Earthworks that redirect water are a check-locally matter before they are an engineering one.

Grazing as a tool in place of a use
Animals degrade land or repair it depending entirely on how their timing is managed, and the animal is rarely the variable.
Continuous grazing lets stock return to the same plants repeatedly. The palatable species are eaten before they recover, they weaken and disappear, and what's left is what animals won't eat. That's how a diverse pasture becomes a poor one without anyone deciding it should.
Managed grazing concentrates stock briefly and then moves them, giving each area a genuine rest before they return. The recovery period is the whole mechanism, and it varies enormously with season and rainfall, which means a fixed rotation is a poor substitute for watching the plants.
Done well, animals become a tool: they cycle nutrients, press seed and litter into contact with soil, control growth that would otherwise become a fire load, and stimulate root growth. Done badly they compact ground, strip cover and concentrate nutrient where it isn't wanted.

Trees, shelter and the slow structures
The decisions with the longest reach are the ones about permanent vegetation, and they're the ones a short tenure discourages.
Shelter changes everything downwind of it: less evaporation, less wind damage, better stock condition, warmer ground. The effect extends well beyond the height of the planting, and it improves for decades. It's also the classic thing nobody plants because the benefit arrives later.
Trees do work no annual can: reaching water and nutrient below the reach of shallow roots, holding steep and unstable ground, providing shade that keeps stock and soil cooler, and producing timber, fodder, fuel and food from ground that may not suit anything else.
Integrating them with production instead of segregating them is the older pattern. Trees in pasture, along contours, in shelter lines and around waterways all coexist with farming, and mostly increase what the rest of the land produces.

Thinking past your own tenure
The defining habit of stewardship is making decisions whose payoff arrives after you've gone, and it needs a deliberate framing to survive contact with short-term pressure.
Keep records, because trajectory is invisible without them. Photographs from fixed points, soil tests repeated on the same spots, notes on what carried what and when things flowered. Ten years of that shows direction where memory shows only the last bad season.
Distinguish between drawing income and drawing down capital. A year that produces well by spending soil, water or vegetation is a year that borrowed, and the borrowing is invisible on any accounts.
And hand on the knowledge, not just the title. Ground carries an enormous amount of accumulated understanding about how it behaves, and it's lost entirely at every transfer unless somebody writes it down.
